Will an EPC surveyor be able to figure out if our cavity walls are insulated? We suspect they are but are not sure.

Yes we would be able to determine this before the installation started and/or the RHI application. The EPC inspector would/needs to check this. I would request that the EPC inspector checks this in detail. Green Tech Surveys can help with all aspects of insulation. The average cost of an EPC is £70-£120 depending on the size of the property. The EPC needs to be no more than 2 years old at the point of RHI application. If a cavity wall is feasible to be filled then this does need to be shown on the EPC at the point of RHI application. This is within the homeowner’s interest to insulate the property to stop heat escaping this will reduce bills. The more you insulate the property the less it will cost to heat also reducing carbon emissions making the home or business more sustainable. Sometimes a property can be hard to treat therefore becomes exempt.

The Domestic RHI scheme rules state that you must install loft and/or cavity wall insulation before applying, if it’s listed as a recommendation on your Energy Performance Certificate (EPC).

Room BTU’s requirements and radiators.

A complete list of room by room of BTU requirements (British Thermal Units) will be provided within the survey report. Green Tech Surveys can install new standard panel radiators unless you prefer designer type radiators. Green Tech Surveys are happy that our customers select and supply their own radiator if they want. Green Tech Surveys will install them. It’s important that each room has the correct sized radiator installed so the heat pump can heat each room to the desired temperatures. If you leave old radiators that are under sizes then the heat pump will over work and cost far more to run. You are 100% better off getting the installation correct first time. Green Tech Survey’s will advise and guide on all aspects of the air source heat pump installation. It’s important to ensure that the design of the renewable heating system being installed using a heat pump is bespoke for each property to maximise the energy efficiency of the heat pump installation. The more efficient the heat pump installation the less the running costs will be also less carbon emission. Green Tech Surveys will recycle radiators where possible to reduce waste and costs.

Do you flush the old heating system  

Yes, that is correct. There is a few ways to flush the system depending on the installation so this can be explained this during Pre Installation Walkthrough Survey. It’s important that the flow of water around the central heating system is swift. The quicker the hot water flows around the central water heating system the quicker this returns to the heat pump the warmer the water the less work for the heat pump. Sometimes there can be an extra pump installed and a filter system depending on the size of the installation. The heat pump has a built in water pump and filter but this can be doubled up to improve the efficiency overall. All of this will help improve the efficiency of the renewable heating system being installed.

Do we need to replace the water cylinder

Yes in most cases you do. The water cylinder needs to be compatible with the air source heat pump. Green Tech Surveys use the top 3 brands in water cylinder. Green Tech Surveys will not compromise on quality of materials, equipment, machinery, or parts used in any area of the installation.

The water cylinder will be sizes correctly for the property. A guide is 50 litres per person per shower per day and excess of 50 litres for general use per day equals the size of the water cylinder. Also take into consideration future proofing the property it’s not just about how many people live in the property now but how many could live in the property in the future if you were to sell or pass the property onto a family member.

If you have solar thermal installed already you may have a compatible water cylinder already in place this could be checked on the survey.

The entire heating and hot water system will need to be compatible with the air source heat pump so the entire renewable heating system can reach maximum efficiency.

Can I relocate the Water cylinder?

Yes you can… you will be given options such as the loft, garage, utility room or standard airing cupboard.

Shall we locate the water cylinder to the loft? This can be discussed on the survey and conform on the Pre Installation Walkthrough Survey to confirm what is needed re loft hatch as water cylinders come in all shapes and sizes also they can be bespoke made where needed. Again this is finer detail. Green Tech Surveys will provide all the advice and guidance needs for the best options suited.

Would it be possible to get a comparison of installation cost and RHI payments for the bivalent gas and or air to air-heat-pump vs air-only air source pump to help us decide either now or as part of the survey / quote?

Yes Green Tech Surveys can supply quotes for everything related to renewables. Air to Air is not supported by the RHI scheme. Green Tech Surveys are happy providing all the information that will help you reach the final decision that is best suited to the property and your budget. Green Tech Survey will advise on the best suitable option at the same time giving you options. A bivalent heating system means leaving a boiler in situ this would mean the RHI is metered for payments. Sometimes at bivalent heating system is the best solution depending on the property a survey will show the overall heat demand that determines the size of the heat pump. You are best waiting until a survey has been completed because the heat design will show the best bespoke option for the property. You are better avoiding where possible leaving a boiler in situ for a number of reasons. A poor quality installer that lacks experience would tend to recommend this can compensate for a bad installation. In this case the heating system could mainly depend on the boiler. You are better off having good air source heat pump installation that is bespoke designed for the property first time.

Are there any building control implications – if so, do you self-certify or do we need to manage and pay for building control certification?

For one heat pump NO there is no planning permission needed. Two heat pumps need planning permission. The government are keen to install heat pumps so all main obstacles have been taken away from domestic installations. Each local authority/council is given carbon reduction targets to achieve… It’s with everyone’s interest that we go green.

Is the cost of a new EPC included in survey, if not, how much is this?

Sadly we are unable to allow this under the strict guidelines, rules and regulations the EPC needs to be independent. Green Tech Surveys do use an external surveyor sometimes if we are unable to cover the survey ourselves then this can include the EPC but then there is an extra cost of £50. Green Tech Survey can only deduct the £300 survey fee from the cost of the installation when placing an order. Green Tech Surveys cannot be seen to have any influence nor pay for the EPC.
